Chantry House needs to be seen "in the flesh" rather than on paper. Due to its double fronted, end of terrace layout, it feels larger and lighter than an equivalently sized mid-terrace house.
The two attached properties are approximately the same size as Chantry House, but located on Chester Square, a short walk from Chantry House. The average price per square foot, of these two comparables, is £2,948.89. This would give a freehold value of £13,712,315.30 for Chantry House.
The Chantry House layout appears to be grander, despite being slightly smaller (approx. 3%) than the average size of the two comparables. It is felt that this makes up for Chantry House not being on Chester Square, although it is a matter of a short walk.
Chantry House qualifies for use of Belgrave Square gardens. Also, the house diagonally opposite Chantry House has a roof terrace on the main roof, so it is believed that would set a precedent if a main roof terrace or garden were to be required at Chantry House, in addition to the smaller existing roof terrace.
If desired, it is believed that it would be possible to install a lift, without too much disruption, as, according to the history report, Chantry House did have a lift at one time: the current layout does appear to confirm this history and would allow the relatively easy re-installation of a lift. This history would also ease the ability to get the necessary consents. In addition, when the house was virtually rebuilt in the 1980s, it appears that the builders allowed for the possibility of air conditioning, as there are larger void spaces behind many walls, that run through all floors.

Please check the Chantry House history. Although Chantry House is leasehold, it was virtually rebuilt to a far superior design and appearance, including an additional floor, after the current head lease was granted, therefore the price of the freehold purchase would be based upon the scruffier, smaller, uglier building.
